What is Business Parks?
Business Parks, also known as Industrial Parks, are portions of the city that are specifically used for industrial rather than commercial or residential use. Some areas are fully industrial with offices, warehouses, etc. and some may have a few residential areas but these areas are generally small with a very little number of residents. They may also contain establishments like ports, oil refineries, factories, etc. These areas offer tax benefits to the various industries there. The first business park opened in Alabama in the early 1950s. The point of business parks is to keep residential and commercial areas separate from industrial areas. This may seem like a good idea initially yet; in the current times, the Business Parks have come under a lot of fire. Some major criticisms of these business parks are as follows:
- There are large zones between urbanized zones in these parks which causes waste of precious land.
- The appearance of buildings and skyscrapers disrupt the environment.
- A lot of the buildings in these areas have become obsolete and have fallen into disrepair.
Top 10 Business Parks in the USA
1. America Place Business Park
The America Place Business Park is constructed over 84 acres with over 1,000,000 sq ft. of area. It is located at the Crossroads of America and is the most important factor in industrial development in Jeffersonville, IN.
It currently houses over 30 businesses and includes manufacturing, printing, storage, etc. a distinct advantage of this park is that it is located close to the Louisville International Airport and thus serves as a good location for a warehouse.
2. Twelve Trees Business Park
The Twelve Trees Business Park is located near Highway 3 in North Kitsap with easy access. It houses a variety of small businesses from manufacturing to business. It has been offering commercial lease space since 1990 and has over 600,000 sq ft.
This business park provides easy access to Bainbridge Island, Poulsbo, Kingston, Subbase Bangor, and NUWC Keyport. It sits within time management of three retail cores and also leases space warehouses along with office space.
3. Auburn Industrial Development Corporation
AIDC has been in business for the last 40 years and has helped numerous national and regional companies. The buildings that this company owns sprawls over 500,000 sq ft and is located throughout the greater Auburn, MA area.
4. Gateway Corporation Industrial Park
The Gateway Industrial Park Company is a private non-profit corporation that owns the majority of the available modern business and industrial parks in the city of Eau Claire in Wisconsin. It currently has over 435 acres available.
It is located close to Interstate 94, 2 miles via USH 312, 72 miles from St. Paul MN. The US Highway 312 is adjacent to the park and it is minutes away from Highways 12, 29, 37, 53, 85, 93 and a few minutes away from the Chippewa Valley Regional Airport. Thus, the Gateway Corporation Industrial Park is located in a very strategic location. The Gateway Park currently has the offices of Nestle USA, FedEx, Countertops Inc., and many other big names. The Gateway Company is however very strict regarding the leases given and the economic impact and benefits of the business or industry in question will be considered by its Board of Directors before permission is granted. It is spread over an area of 126 acres.
5. South Ridge Business Park
The South Ridge Business Park is the major industrial center for Bessemer City. It is also the foremost center for economic growth in Gaston County and the Charlotte- Metro Region. It houses offices of the largest businesses in the country.
Hollandia (a manufacturer of hydraulic lifts), Tosaf, USA (a leading manufacturer of high-quality additives, compounds, and color masterbatches for the plastics Industry), Livet’s most diverse and largest manufacturing unit and many others. It has a total area of 280,000 square feet.
6. Tahoe Reno Industrial Centre
The TRIC is 107,000 acres, located at the east of Reno, Nevada, and south of Interstate 80. This is the largest in US housing over 100 companies and warehouse logistics and fulfilment centres such as PetSmart, Home Depot, Walmart, and others.
7. Jefferson International Airport
The Jefferson International Airport on the banks of the Ohio River is a planned Industrial community and has industries connected to manufacturing or distribution. It was established in 1970 and currently contains a variety of industries.
Along with those engaged in manufacturing and distribution such as those concerned with international trade.
8. Industry City
Industry City often called Bush City, is a very old Business Park concerned mainly with shipping, manufacturing, and warehousing complex. The northern portion is the home of light manufacturing tenants covers an area of 6,000,000 square feet.
The southern portion is owned by the New York Economic Development Corporation as a garment manufacturing complex. It was the first of its kind back in 1900 and is of great historic significance.
9. The Swan Island Industrial Park
The Swan Island Industrial Park is an industrial park located in Portland Oregon. It comprises 430 acres and was the site of Kaiser Company’s Swan Island Shipyard during World War 2.
Currently, over 200 businesses are located in the Swan Island Industrial Park including the shipbuilder Vigor Industrial that occupies a 60-acre shipyard with fully functional shipyards.
10. Raymond L. Flynn Marine Park
The Raymond L. Flynn Park, previously known as Boston Park, is located on the Commonwealth Flats in South Boston, Massachusetts. It is currently in the process of being redeveloped to use the old military buildings present there.
It is the home to the extensive Coastal Cement Corporation facility that is spread over 14000 square feet and has 4 silos that reach 120 feet in height.
